List Of Apartment Communities In Hyderabad

Hyderabad has been witnessing the rapid development of many apartment communitities - small standalone upto luxury gated communities.

Reasonably sized apartments in gated communities are costing anywhere between 45Lakhs to 1.8 Cr. Some ultra luxury apartments (so called) have been priced upto 3 Cr as well.

With apartments coming up all over the city, one has many options to choose, and one has to be very careful in picking the right property at right rates.

To enable the would-be apartment buyers to know what apartment communities are available (or coming up) in Hyderabad, I thought of putting together the below list on Apartment Projects. This will definitely provide a platform for all the buyers to know about various communities, and enables them to compare between the various options to choose a better one that fits their requirements.

I tried to cover whatever I can gather, and as always, this is NOT a complete list. I will continue updating this whenever I get new info. Since prices vary a lot for apartments, even in the same community, I did not try to list the prices.

If you know about a good venture that I missed to list, please submit a comment with info. I welcome your comments. If you notice any wrong info in the list I prepared, please bring it to my notice.

Once you count all the apartments that are coming up in Hyderabad which will complete in next 2-3 years, it is a WHOPPING number of 55648+ Apartments.

NOTE:
1. There are still many if we count all the standalone apartments too
2. And there may be many projects I missed which are from big builders

   It would have been nice if I did that initially, but now not possible :-). I only sorted based on location.

   To create the above HTML table, I had to do lot of manual work in putting it together by adding html code - after sorting them in spreadsheet.

    To everyone who are going to buys flats/houses, do not buy from Aditya company. I bought a flat from them and I am very very disappointed with construction and finishing. The company says it is what it is, we cannot do anything. The directors are the worst people that I have came across. They do not have the sense on how to talk to people.

    Great job. Also is it possible to compile the asking price ranges for the above properties or atleast for the once which are ongoing. That would be of great help for people who live out of Hyderabad and interested.

    Missing appartments in the list :

    Some of the appartments at adjecent to HUDA miyapur is missing. HMR bommarillu,Divya sree just started near to HUDA mayuri nagar, Prajapathi earth excavation , Legend cocunut groove mega projectworks begins in HUDA mayuri nagar,
    SMR ,Land mark towers at miyapur.

    Can you update the same.

    Only one mega project that Divya sree appartmetns when we entering in to huda mayuri nagar from bus body bld side is missing in the list.
    This one looks big project with hi rise.

    Golden County is from Golden Gate properties…decent builder…but asking price is very high for the Villas.

    Also, this venture is highly dependent on have the ORR Phase II work finishing in time..otherwise connectivity can be an issue.

    I am looking to buy at Janapriya Metropolis near Sanathnagar. I would appreciate if anyone can give some feedback on the following points

    1.The quoted rate/sft is Rs 3000, is it justified
    when the market is down.

    2.Some 1500 flats apart from a commercial complex are to come up in the vicinity, Will it still have the privacy.

    3.Since it sell flats from 650 sft-1400 sft
    I am not sure of the kind of society that would evlove here eventually.
    Most of the apartments today either sell all big flats or allsmall flats
    category to a perticular class of people say UPPER , HIGHER MIDDLE, MIDDLE etc..

    4.Next, they claim to build walls with RCC as well, (they claim it as some german technology)
    Can anyone give PROS & CONS of this RCC walls, like will it not be too much wait on the frame work
    or will it not generate too much heat in summer, because of the iron/steel inside.

    With the inflation rate on the rise, 20million job loss by end of next year world wide(UN Report), more financial institutions fate to collapse, this wouldnt be a right time to invest in property especially if you are into any IT related job. Moreover the real estate market will start to see a downtrend slowly and it takes some time to reach the bottom. If you plan to invest, wait until then….my 2 cents.

    Sriram, last when i was in India, around 9 months back, I checked their site, then there was no work done and I could see only some boards. Have been seeing the ads for quite a long time though.

    Not sure about the progress now.

    Hi sriram… I am telling you if you are looking to invest at aliens then i would suggest you to not to invest because of the following reasons:

    1. They have launched the project at tellapur in Dec’2006.
    2. Still you can look at the ads on the roads and you refer times of india daily you will find a adv in that paper.
    3. Still no construction started.
    4. They accept the cash also.
    5. If you go for a normal adv of 15 X 15cm in a news paper like times of india it will cost you around Rs.400000/-.
    6. so, just think how come he is getting all the money to put for the adv in paper… and his adv will be daily on front page of times of india.
    7. Ok, lets take its the investors money but if all the money paid by investors if he is using for paper adv and hoardings and signboards what he is going to construct.
    8. He is offering pre-emi facility also which is again a burden to company.
    9. till date no construction has started. only excavation is going on.
    10. He is promising to deliver it by the end of 2010 where is you cannot see a single pillar which has come up till date.
    11. He is promising all the high end aminities in the apartment for just Rs.3000/- (This is a discounted price).
    12. So by the above price you can just imagine what kind of quality construction he is going to deliver if at all he is going to construct.
    13. If you go for a normal apartment construction only that too a quality construction it will cost you aroung 1200 -1300/- per sft.
    14. So…. Enter at your own risk…

    Thank you for the detailed information.
    As part of my own search for an apartment, I will try to publish a detailed information I have collected about these apartments which will include sft area, prices being quoted (pre or post negotiation), proximity to market, amenities being provided and possession time being promised currently. I would invite comments from each of you on this.
