Sustainable development in word and spirit

Tellapur township, a Tishman Speyer-ICICI (TSI) venture, will usher in urban eco-friendly living, writes M.L.Melly Maitreyi
Is it not every one’s dream to live, work, shop and relax in an eco-friendly urban environment with lots of open spaces, greenery, backed by latest technology and more important, comfortable connectivity ?
It does sound more like an Utopian cityscape. The evolving concept of real estate development is giving a whole new meaning to urban living. An integrated township, Tellapur is being planned here close to the Outer Ring Road and and 3.5 km from financ ial district, with the potential of making these dreams possible.
Planned by the HUDA as city’s first ever integrated township, it is a joint venture between Tishman Speyer, and ICICI (TSI) in private-public partnership.
Giving an insight into the exciting project, with the Master Plan for the 400-acre integrated township already wrapped up, and designing of some residential blocks nearing completion, Rustom Cowasjee, MD, Tishman Speyer, a renowned architect and designer, shared the novel concepts being brought into Tellapur.
Before taking up the project, the team visited different Indian cities, had brainstorming sessions to interpret the indigenous element in the context of modern architecture and technology, including factors like environment, climate, wind and Vaastu, says Mr. Cowasjee.
The Tellapur Master Plan was the result of collaboration between architects Pei Cobb Freed & Partners and Doshi of Ahmedabad.
Referring to design elements that went into Tellapur township, Mr. Cowasjee says the township has an irregular perimeter and the main driving concept was to create amateur regularisation by giving central spine to the area in the form of a central park that stretches from one end of the township to the other and everything, residential, office, commercial and community spaces work around it.
Special identity
The 60-acre plus park gives a huge public space not only to this township dwellers but outsiders as it is well connected to the city, and gives the community around it a special identity and character. Other sustainable development features of the master plan are storm water reclamation, localised STPs, recycling of grey water. While the park forms the main landscape, there are secondary landscapes called ‘Green Fingers’ which collect storm and waste water and serve like mini parks for people travelling in east –west direction. People can bike along these mini parks, streams, bring the kids for a stroll, he explains.
Pedestrian circulation is another priority concept and the park will be just five minutes away for every one from any point in the township, with well-designed bus lanes, and facilities to enable ‘Walk to work, shop’ concept.
Over a period of eight to 10 years over 60 blocks including about 40 for residential use with about 12,000 units will come up with premium low-rise town houses and apartments for EWS groups to create seamless, well integrated communities. Within each block, there is space for plaza, gathering space, neighbouring space and then township gathering space, providing for different scales of public space in the township.
Being a member of Indian Green Building Council, all the blocks, spread across 30 million square feet of built-up area, would be designed to meet energy efficiency norms. No two blocks would look similar as they are designed by different architects and within each block, apartments have their own individual features.
The township will have a downtown like ambience with retail component, town centres, shopping areas integrated with the Park and the Town Centre. It is just not about housing alone but creating an environment, well designed and managed township even after completion of the project with a vision to ensure a sustainable and hassle free living, adds Chan Kah Hoe, Head, Hyderabad, TSI Ventures.
SEZ
The 30-acre SEZ also forms an important part of master plan with IT, Commerical, office, and community space for hospitals, schools, says Yogesh Maurya, Deputy Head, TSI Ventures, Hyderabad. The project will be grounded before end of 2008 and the first two residential blocks will be ready by 2010.
TSI Ventures Director Jackbastian K. Nazareth, assures that prices will be affordable and competitive as the whole design to accommodate 60,000 residents and one lakh plus floating population is being integrated with the infrastructure.
