Kothur high on real estate map

The international airport at Shamshabad and improved connectivity have spurred real estate investment in this area, writes M. Srinivas

On the fast track: The real estate prices in Kothur, which is 16 km away from the international airport at Shamshabad, have sky rocketed. –

After exhausting investments options in the city and the adjoining Ranga Reddy district, the real estate boom has started spreading its tentacles to what were once considered far-off zones. And the most happening is Kothur which hardly evoked any interest both among investors and developers given the fact that it falls in the drought prone Mahbubnagar and also its tag of being naxal infested area.

The coming up of better infrastructure in terms of transport and improved connectivity, road, rail and now the coming up of an international airport at Shamshabad has just succeeded in adding to the interest quotient for all those interested in property issues.

It might surprise one but at least 35 townships with focus on residential zones are coming up at Kothur located adjacent to the National Highway No.-7 connecting Bangalore.

Connectivity

The once parched agricultural lands are fast yielding space to booming construction activity and soon may start resembling the concrete jungles of city with several real-estate companies plotting lands for convenience of those desiring to purchase lands. Janmabhoomi Township, Shamshabad Airport Township, Sreemitra etc are just some of the more popular ventures that have already come-up. Connecting roads were laid in a few townships, while huge water tanks and spending arches have been constructed at the ventures to woo investors.

The same scenario may soon extend up to Shadnagar which is less than 10 kilometres from Kothur. Improved road connectivity from NH-7 to Kothur is the main factor for sudden change. The four-lane highway road is a hassle-free drive till Shadnagar from one side and also to Shamshabad International Airport on the other side. Besides, rail connectivity from Hyderabad to Bangalore followed by airport connectivity which is 16 kilometres away from Kothur also contributed to it.

Another main reason is that areas falling in air funnel zones have to follow height restrictions as per the Hyderabad Airport Development Authority (HADA) Master Plan. Property owners residing in Thimmapur, Shapur, Pedda Shapur and its surrounding villages have to follow height restrictions for constructing a house. However, Kothur which happen to be out of HADA limits and just beyond the air funnel zone offers the right option for many either to invest or to look for a home to stay. “Going by the hectic construction activity here, land prices may escalate within a couple of years”, B. R. Nandu, a senior marketing executive of a real-estate company said.

Ideal place

For middle-class families, it is an ideal place to invest. A family can get 200 square yards of land for Rs.3.50 lakh plus registration charges. Land prices could increase further following the move to extend MMTS services up to Shadnagar, he explained.

Interestingly, some developers have also started purchasing lands in Shadnagar. Much to the surprise of villagers, an elderly woman who used to eke out her livelihood by seeking alms, acquired lakhs of rupees after she sold her three acres land last year. The woman is now busy attending pilgrimage tours.

    This is a hyped area (kothur)by plot developers, on what resources people will settle with housing needs there? are there any plans or ongoing construction of schools,clinics, super markets, hospitals, public transport and other resources so that people can think of living in kothur within 5 years,or else this is just another promo of selling lands.
