Owners May Pay Heavy Price For ‘Illegal’ Flats

Thousands of people purchasing flats in unauthorized multistoreyed buildings coming up in various gram panchayats in and around the city may end up paying heavy penalty as regularizing fee.
These unauthorized multi-storeyed buildings, which fall under the jurisdiction of Hyderabad Urban Development Authority and Hyderabad Airport Development Authority, have been identified by the Ranga Reddy district administration during a detailed study conducted over the past few months and had issued a caution notice.
A large number of these multistoreyed structures are located in areas like Bandlaguda Jagir, Manikonda Jagir, Peeram cheruvu, Poppalguda and Hydershakote (all in Rajendranagar mandal), where land prices are on a par with those quoted in some of the prime locations in Mumbai and Delhi.
A senior official of Ranga Reddy collectorate said since these buildings were not yet under the purview of GHMC, they would not be eligible for GHMC’s compulsory disclosure scheme.
The study identified nearly 709 already constructed unauthorized multi-storeyed buildings since May 1, 2002, and another 296 unauthorized ongoing multi-storeyed constructions in gram panchayats of RR district.
Other gram panchayats where these unauthorized buildings have come up include Kandukur and Kothaguda (both in Ibrahimpatnam mandal), Nagaram and Dammaiguda (both in Keesara mandal), Gundlapochampally (Medchal mandal), Medipally, Boduppal and Peerzadiguda (Ghatkesar mandal), Jillelguda and Jalpally (Saroornagar mandal), Pragathinagar, Kompally, Nizampet and Bachupally (Quthbullapur mandal), Mansanpally, Nagaram and Tukkuguda (Maheshwaram mandal), Shankerpally, (Shankerpally mandal), Shamshabad and Tondupally (both in Shamshabad mandal), Pargi (Pargi mandal) and Bandlaguda Jagir, Manikonda Jagir, Peeram Cheruvu, Poppalguda and Hydershakote (all in Rajendranagar mandal).
In another development, revenue officials of the RR district administration said that they were planning to disconnect supply of drinking water and power to 199 multi-storeyed buildings in the district (in surrounding areas of Hyderabad) for failing to comply with mandatory fire precautionary measures.
As many residents have failed to respond to the district collector’s caution notice on the issue, more than 2,000 families are likely to get affected by the district administration’s move.
“We will be submitting the violators’ list to the Hyderabad Metropolitan Water Supply and Sewerage Board (HMWS&SB) and Central Power Distribution Company (CPDCL) for a coordinated action. These multi-storeyed buildings were directed to rectify the deficiencies before Dec. 30 and obtain an NoC from the director general of fire services,” they said.
The RR district collector had already issued a public caution notice to all the 199 multi-storeyed buildings in this regard three months back saying “Certain dwelling places and commercial buildings are unsafe and constitute a clear danger to public life and property. In case of non-compliance, I would be constrained to initiate appropriate action in the interests of public safety”.
The 2,000 families who failed to respond to the notice reside in Saroornagar, L B Nagar, Abhyudaya Nagar Colony, Sahebnagar Khurd, Attapur, Upparapally, Budwel, Rajendranagar, Kompally, Qutbullapur, Jeedimetla, Kondapur, Serilingampally, Chandranagar, Madeenaguda, Malkajgiri, Kapra, Nacharam, Kothapet, Chaitanyapuri, Habsiguda, Alwal, Motinagar and Nizampet.
