Flats with warranty on offer

Property buyers can now get high-end apartments with a five-year warranty.
Big builders are enticing prospective buyers by promising to take care of all repair works and defects in the flats for two to five years after the purchase is made. The idea had clicked in Chennai and Pune and builders sense similar success in the city too.
“We want to assure the buyer that we will not just walk away after selling the flat,” said an official of the Alliance Group. “We will take responsibility for its durability.” Usually, any problem that crops up in an apartment after registration is the buyer’s headache. He or she would have to run around to repair cracks on the walls, pipe leakages, short circuits among other glitches.
“We have formed a flat welfare association to sort out such problems,” said an apartment owner. “It is usual for walls to develop cracks and pipes to get choked. We can’t run to the builder for each problem.” Now you can, since the builder will be giving a warranty. This will also have the double benefit of the builder taking care to construct the apartment in a proper manner. “Warranty flats are getting popular in the city,” said Mr Sekar Reddy, president of the State Builders Association.
“At present, only high-end flats which cost above Rs 50 lakh are coming with a warranty.” Corporate groups such as Lanco, Maytas, IVRCL and NCC are promoting the concept of builder responsibility and warranty is an extended version of this. But the warranty comes with a price tag. Builders who offer it are going for certified and ISI marked materials, which increases cost.
