The construction boom that has gripped the city and propelled it onto the national realty map is set to get another feather in its cap. In last three years, the real estate activity spread itself widely and brought into its fold what were then treated as suburbs and redefined the contours, new dimensions are being added to the boom with projects which were once unheard of here.

After duplex, triplex and villas stepped in the concept of skyscrapers. Just thinking of 30-storied, 40-storied or 50-storied towers? Stretch your imagination and be prepared for structures that tower like never before. How about 100-storied! And come 2012, Hyderabadis can boast of having the tallest residential complex in the world with state-of-the-art facilities.

Not only the residential complex, IT parks and bustling commercial establishments and 16 multiplexes for entertainment, all at one place are being developed by the LANCO on a sprawling 100 acres land at Manikonda. High-speed elevators, high-tech security, ample parking facility spread over three-level basement, children’s play areas, jogging tracks and water sculptures are some of the salient features of the 100-storied residential complex — Signature Towers.

LANCO Managing Director G. Venkatesh Babu describes this high-rise edifice as world’s largest residential complex as against Petronas Twin Towers in Kuala Lumpur in Malaysia and many other high-rise buildings in Shanghai and Singapore. They happen to be residential-cum-commercial establishments while the one coming up in the city is meant purely for residential purposes, he explains. The works on the Rs.5,500 crore project commenced on Wednesday.

The IT parks alongside the Signature Towers when ready will accommodate 75,000 software professionals in modern working environment. A multi-level parking area is developed to park more than 12,000 cars on the complex premises. Apart from walk to work concept, this will also offer the employees the luxury of shopping, dining out and entertainment within the campus. “The residential complex is in the form of a Kohinoor diamond and is expected to complete by the year 2012,” says LANCO Vice-president A. Narasimhan. According to international norms for constructing high-rise buildings of this type, developers need to obtain permission from the Canadian aviation authorities. “Officials from Canada had already visited the site and their permission is awaited,” he adds. The decision on number of flats to be constructed is being worked out. With more and more IT companies making a beeline to the State capital to set up their facilities and a horde of other development projects such as International Airport at Shamshabad and Metro Rail project fuelling the real estate boom further, the city has started growing leaps and bounds. The present project of LANCO at Manikonda also gains from the fact that it is located at Manikonda, a favoured zone given its proximity to both the Shamshabad Airport and the IT zone at Gachibowli and Madhapur.

In the commercial zone, the project also has five star premium hotels of 400 rooms and a deluxe business hotel offering 350 rooms with hospitality requirements alongside a lake developed on 25 acres land. A mega convention-cum-exhibition centre will also be part of the development activities planned.
