On giving a corporate look to real estate business:
There is a tendency among general public to look at real estate developers as someone who do not deal professionally and that breaking rules is second nature to them. We can’t fault the customer for that because to some extent, members of our ilk are to be blamed. However, our company has brought a corporate look and veracity to the real estate business. We would not sell dreams if we can’t deliver them to the customers.
Increasing rates of raw materials:
I feel that despite the efforts of State and Central Governments to bring down cement and steel rates, they are bound to further skyrocket. The Government tried to intervene by cutting excise but the move backfired. There are several reforms that Government has to take including recognising this sector as an industry. Then only things would look up.
On formation of Greater Hyderabad:
Real estate and construction activity will grow for another decade in Hyderabad and surrounding areas. Greater Hyderabad will be a boon for the common man because he will be able to have some choices at his disposal.
On real estate scenario in other countries:
The infrastructure growth will be tremendous and developers and builders will be able to showcase affordable houses to the lower middle class and middle class where the numbers are more.
I had this lucky opportunity to visit several countries including China. At the moment, China is way ahead in construction and real estate business because of the Government support. On future plans: We are coming out with a `Floating City’ having about 80 villas very near to the Ring Road. We are pricing each villa anywhere between Rs. 2 crores to Rs.3 crores. Apart from that, for middle class we are developing West Brooke near Maheswaram while Gold Coast would attract the upper middle class. A 800 acre adventure park, developed in collaboration with a consortium of middle east companies, would offer para-gliding, hot air ballooning, bungee jumping, rappelling, trekking.

I have been facing a bitter experiece with suchirindia. They are known to make many false promises. They are poorly manged. Having paid 3 lakhs I did not receive agreement of sale. No one is responsible in the company. YOu will see Kiran, MD, only in the advertisements and media releases. They are not even committing the registration dates. They do not pick up calls. Nor do they respond to emails. I do not know why they have email ids. After a heavy fight, they agreed to give me an agreement of sale. When I looked at the document, it had a wrong plot number. When inquired, they took the agreement back and did not give me agreement till today. Then they said the plot number changed due to the layout change. They did not consider to even inform the customer. Every month, their collection agent calls for the payment and comes to collect the cheque. But they do not even inform the customer of the layout change. Their staff keeps changing without notice.

They ar charging exorbitant towards registration.
Registration is for the purchaser. I do not understand how the company decides the charges per square yard nearly three times more than the actual charges payable to government.
In sale of land they already made profits. Such exorbitant charges is not justified. They claim everything transparent and excellent governance in their website. This type of attitude is not fair on the part of the company and customer base will not stand with the company to invest futher more.
