who wants to pay 4.5 cr for a villa in hyd?
what is the real value of this barring the hype?

Not sure who is buying this kind of villas.
Real value may be like this..just a guess:
35000×450 = 1.57Cr
1600×4500 = .72Cr
Total = 2.29Cr + Little premium for GC whatsoever.
Anyway, it is crazy..now in Hyderabad…

we’d love to hear ur informed analysis/opinion on this venture.
ur earlier posting looks more like an ad-insert. u haven’t provided any inside/outside info other than a screen scrape from the venture-url.
i really didnt see any USP abt this. will there be any discount if we go thru u? things like dat…

I am just posting the information here for my blog and as a personal interest (but nothing for personal gains), and I am not related in any way to the builders/developers of any venture…so you or me don’t get any profits if u buy here..and anywhere else for that matter

what are the Green Home trends in our lovely Hyderabad? are there any Green-rated ventures?
do people appreciate concepts like indoor air quality, all weather trees and discouraging lawns?
NAC in hyd should directly work with the AP Govt to encourage newer constructions to comply with much higher standards. be a role model to not only rest-of-india but the whole world.
on an off hand note, i’ll grab this house if i have a million dollar amex gift check lying around.
45 to 50k per sqyd is more realistic in that area.
i can reason with 45k * 450 = ~2Cr
then another 2cr for the house construction + GC amenities etc.
That leaves 0.5Cr margin. I guess that’s the premium price for the location+amenities+ other factors like reliability etc..

Whether someone accepts or not, the fact is that the rate in this community is 4.5Crore per villa. Whatever you call it - hype or bubble or blah blah blah…that is what it is.
Sellers are finding buyers at these rates also and hence the prices so high. Until there is a buyer, the rates will not come down. Simple demand-supply rule.

Hi pradeep this is rahul again … I commented on your emmar post a year back “I am currently negotiating to buy a plot in emmar and wanted to know if the price 50,000rs per square yard you mentioned is still valid in this downturn or what price do you think I should negotiate for” appreciate an early response
